WhereToSettle provides neighbourhood data — crime statistics, school information, house prices, transport links, and demographics — to help you research areas of the UK. This information is offered for personal research purposes only.
Nothing on WhereToSettle constitutes professional legal, financial, property, or investment advice. You should not rely solely on information from this site when making any property purchase, rental, or relocation decision.
Before acting on any data you find here, please verify it independently and, where appropriate, seek advice from a qualified professional (such as a solicitor, financial adviser, or estate agent).
2. Data accuracy
We source our data from reputable UK open government datasets, including:
- Crime data — published by the Home Office via data.police.uk, with an approximate 2-month publication lag after the incident date.
- Schools data — from the Department for Education's Get Information About Schools (GIAS) register. Ofsted ratings and school details may not reflect very recent changes.
- House prices — from HM Land Registry's Price Paid Dataset. Published monthly; the most recent sales may not yet be included.
- Demographics — from the ONS Census 2021. These figures reflect a snapshot in time and do not capture changes since the census date.
- Map tiles and geocoding — provided by Mapbox.
While we take care to display data accurately, we make no warranty as to the completeness, accuracy, or fitness for purpose of any information displayed on WhereToSettle. All data should be treated as indicative rather than definitive.
Always check the “Data as of” label shown on the map to understand how current the displayed data is.
3. Acceptable use
WhereToSettle is a personal research tool. By using this site, you agree that you will not:
- Scrape, crawl, or systematically download data from WhereToSettle using automated tools;
- Copy, reproduce, or redistribute substantial portions of the data displayed on this site;
- Resell, sublicense, or commercially exploit data obtained from WhereToSettle;
- Use the site in a way that places excessive load on our servers or interferes with other users' access;
- Attempt to circumvent any technical measures we use to protect the service.
The underlying datasets are published under their respective open data licences (such as the Open Government Licence). If you wish to use this data commercially or at scale, please access it directly from the original source.
4. User accounts
Creating an account on WhereToSettle is free and optional. An account lets you save searches and access any future personalisation features.
If you create an account, you are responsible for:
- Keeping your login credentials secure and not sharing them with others;
- All activity that occurs under your account;
- Notifying us promptly if you suspect unauthorised access to your account.
WhereToSettle reserves the right to suspend or terminate accounts that misuse the service, violate these terms, or are used for any fraudulent or abusive purpose. We will endeavour to give reasonable notice before doing so, unless the misuse is serious or ongoing.
Your account and any paid subscription are personal to you. You may not share your login credentials with others or allow third parties to access your account. Paid subscriptions are for your personal research only and may not be used to conduct research on behalf of other individuals or organisations.
5. Subscriptions and payment
WhereToSettle offers a free tier and an optional paid Pro subscription giving access to premium features. Current pricing is displayed on our Pricing page. We reserve the right to change subscription prices at any time — if we increase the price of an existing subscription, we will notify you before the change takes effect and you will have the option to cancel before being charged the new rate.
The Pro subscription includes a 5-day free trial. You will not be charged during the trial period. After the trial ends, your subscription will automatically continue at the then-current monthly rate unless you cancel before the trial period expires.
All fees are payable in advance and are inclusive of any applicable VAT.
Payment is processed securely by Stripe, Inc. WhereToSettle does not store or have access to your card details — all payment information is handled directly by Stripe and is subject to Stripe's privacy policy. By purchasing a subscription you also agree to Stripe's terms of service.
You can update your payment details or cancel your subscription at any time from your account settings.
Free trial and your right to cancel
Because the Pro subscription begins with a 5-day free trial, your 14-day statutory cancellation right under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013 runs from the date you start your trial. If you cancel during the free trial period, you will not be charged. If you cancel after the trial has ended but within the 14-day window, you may be entitled to a refund — unless you have actively used premium features during that time, in which case the digital service will have been delivered and the right to a refund is lost.
To cancel within the statutory period, email contactus@wheretosettle.co.uk. Refunds will be returned to your original payment method within 14 days.
Cancelling after the cooling-off period
You can cancel your subscription at any time from your account settings. Cancellation takes effect at the end of your current billing period — you retain full Pro access until then. No partial refunds are issued for unused time remaining in a billing period.
6. Intellectual property
The WhereToSettle name, logo, visual design, and any original written content on this site are the intellectual property of WhereToSettle. You may not reproduce, adapt, or distribute them without our prior written permission.
The underlying data displayed on WhereToSettle — crime statistics, school records, house price data, demographics — belongs to its respective source organisations and is published under open data licences. We make no claim of ownership over this data. Links to the relevant licences are available on our About page.
Map tiles and geocoding are provided by Mapbox and are subject to their terms of service.
7. Limitation of liability
WhereToSettle is provided “as is” and “as available”. We do our best to keep the service running and the data accurate, but we cannot guarantee uninterrupted access or error-free information.
To the fullest extent permitted by law, WhereToSettle and its operators:
- Accept no liability for any property or financial decisions made, directly or indirectly, on the basis of information displayed on this site;
- Accept no liability for any inaccuracy, omission, or delay in the data sourced from third-party open datasets;
- Accept no liability for any loss or damage arising from temporary unavailability of the service.
Nothing in these terms limits our liability for fraud, death or personal injury caused by negligence, or any other liability that cannot be excluded under English law.
8. Governing law
These Terms & Conditions are governed by and construed in accordance with the laws of England and Wales. Any disputes arising from your use of WhereToSettle will be subject to the exclusive jurisdiction of the courts of England and Wales.
9. Changes to these terms
We may update these Terms & Conditions from time to time — for example, to reflect changes to the service, new features, or evolving legal requirements.
When we do, we will update the “Last updated” date at the top of this page. For significant changes, we will take reasonable steps to let you know. Continuing to use WhereToSettle after any changes have been posted means you accept the updated terms.
